School districts
Fort Bend ISD serves most of Sugar Land — Clements, Elkins and Kempner are the main high schools, with Dulles serving Sugar Creek and parts of First Colony. Greatwood is zoned to Lamar CISD (George Ranch HS), not Fort Bend ISD. Zoning changes street by street, so verify every address before you quote rent or make an offer.
Where tenant demand comes from
Sugar Land is not a pure bedroom community. Fluor Corporation, SLB (Schlumberger), Baker Hughes, American Bureau of Shipping and Calpine all have corporate presence here, alongside Houston Methodist Sugar Land and Memorial Hermann Sugar Land. Fort Bend ISD itself is one of the county's largest employers. That mix — energy, engineering, healthcare, education — keeps demand diversified instead of tied to a single cycle.
What it costs to hold a rental here
- 2026 adopted rates per $100: Fort Bend ISD $0.9969 · City of Sugar Land $0.371116 · Fort Bend County $0.407 · Drainage $0.010 — roughly 1.79% combined before exemptions
- Measured against market value the effective rate is higher: BlockShopper put Sugar Land at 2.8% in 2026 Q1–Q2 on a median sale price near $247,000–$249,000
- Many sections also carry MUD (municipal utility district) tax on top — always pull the parcel record from the Fort Bend Central Appraisal District
- Budget for wind and hail exposure: Gulf Coast carriers price hurricane risk as a separate percentage deductible
What to watch
- Riverstone straddles Sugar Land and Missouri City — confirm which city and which ISD before you list
- Sources disagree on direction: Zumper reported Sugar Land rents down about 5% year over year while Trulia showed them roughly flat. Price to current comps, not last year's peak.
- Greatwood's Lamar CISD zoning surprises out-of-area buyers — and it changes the rent ceiling
