Monthly rent by bedroom - New Orleans

RentDataNow's October 2026 medians come from Zillow's rent index. HUD's fair market rent of $1,576 is a 40th-percentile benchmark that counts utilities, which is why it sits below the market median for a two-bedroom.

Neighbourhoods: what each one leases for

Schools

Orleans Parish runs an all-charter system through NOLA Public Schools, so there is no traditional neighbourhood attendance zone - families apply through the centralized enrolment process rather than buying into a district. That means school-driven rent premiums work differently here than in Katy or Sugar Land: address does not guarantee a school, and a large private and parochial sector absorbs much of the demand. Families who want a conventional district often cross into Jefferson Parish (Metairie) or St. Tammany instead.

Where tenant demand comes from

Renter households make up 49% of New Orleans, median household income is about $56,600, and rent has risen 24% since 2019 while income rose 36% - income has kept ahead of rent, which is unusual. Demand splits between tourism and hospitality, the Port of New Orleans, healthcare (Ochsner, LSU Health, Tulane Medical), the universities, and a film and production sector that has held up. Seasonality is real: Mardi Gras and Jazz Fest tighten the short-term market, and summer is the strongest long-term leasing window.

New Orleans Market Report

What the New Orleans rental market is doing right now.

New Orleans is the most regulated rental market on our corridor and, for a prepared owner, one of the most rewarding. Hospitality and healthcare hiring keeps tenant demand deep inside the city, and rents in Mid-City, Gentilly and the Carrollton strip have held through 2026. The complication is not demand — it is the Healthy Homes registration regime, which makes an unregistered unit effectively unrentable and turns mould and moisture from a maintenance annoyance into a code violation.

Asking-rent bands reflect current listings and recently executed leases across our New Orleans portfolio and public market sources; segment medians are compiled from the two, so treat them as an indicative range rather than an appraisal. Headline market figures: Realtor.com Research (Louisiana, July 2026) and Doorstead Houston-metro market data (July 2026); HUD FY2026 Small Area Fair Market Rents for the Houston–The Woodlands–Sugar Land metro. The cards further up this page blend bedrooms and property types across our own portfolio, so they will not match a segment median exactly — your free rental analysis uses live comparables for your specific address and updates this report monthly. Local Rental Rules

New Orleans, LA — what owners here actually have to comply with.

State law sets the floor. County, parish, city and private covenants stack on top of it — and in New Orleans the layer that catches owners out is usually the last one.

How we handle this in practice. Short-term rentals in New Orleans are a separate permit regime on top of Healthy Homes, with far tighter rules and far more volatility. Unless you have run the numbers on both, a 12-month lease removes most of the regulatory risk while keeping the income predictable. Most of our Orleans Parish clients lease long-term — deliberately.

Regulations change and municipal desks read them differently street by street — always confirm the current requirement for the specific address with the city, parish or county before you rely on it. We run compliance for every property we manage, including registration renewals, annual alarm checks and the paperwork trail that decides a deposit dispute.
