Monthly rent by bedroom - Cypress
Cypress rents slipped about 2% year over year in 2026 - one of the softer submarkets in the Houston metro - even while vacancy stayed tight. The gap between the citywide figure and the per-bedroom numbers reflects housing stock dominated by newer, larger master-planned homes.

Master-planned communities in Cypress

- Towne Lake — $2,875; built around a 300-acre boatable lake with a boardwalk and waterfront dining - the premium tier
- Cypress Creek Lakes — $2,250; established and closer to US-290, zoned to Cy-Fair ISD
- Fairfield — $2,150; mature trees, community pool and trails - the value tier
- Coles Crossing — $2,375; older but well maintained, popular with relocating families

School districts
Cy-Fair ISD is the reason most families choose Cypress. Niche grades it A, and it is one of the largest districts in Texas, with Cypress Ranch, Cypress Woods and Bridgeland high schools drawing the most attention. Confirm the feeder pattern per address - Cy-Fair rezoned repeatedly through the 2010s and 2020s as Bridgeland and Towne Lake built out, and a rezone moves the rent ceiling with it.
Where tenant demand comes from
Cypress is a bedroom community for northwest Houston. Tenants skew to relocating families and energy-sector employees working the US-290 corridor or the ExxonMobil and Shell campuses. Houston Methodist's new Cypress hospital, opened in 2025, added a healthcare tier on top. Median household income runs about $131,500 - roughly double the city of Houston figure.
What it costs to hold a rental here
- Cypress is unincorporated Harris County, so there is no city property tax - the stack is Cy-Fair ISD, Harris County and its units, plus a MUD
- The effective property tax rate runs about 1.52%, lower than the Houston ISD side of the metro
- MUD taxes are the wildcard: newer villages carry higher MUD rates while infrastructure bonds are being retired
- No city tax also means no city services - confirm trash, water and sewer providers per address before you quote net operating income
What to watch
- Rents were down about 2% year over year while the wider metro was still positive - new master-planned supply is the reason
- MUD tax: two identical houses in different villages can differ by well over a thousand dollars a year
- Much of what listings call 'Cypress' is unincorporated Harris County - verify the jurisdiction before you advertise the address
