Practical Guide
01Three terms you must not mix up: Pre-Qual, Pre-Approval, Underwritten
| Type | What it is | Weight in an offer |
|---|---|---|
| Pre-Qualification | A verbal/form estimate — no credit pull, no income verification | Nearly worthless; for your own planning only |
| Pre-Approval | Credit pulled, income and assets verified, written letter issued | The market standard; sellers barely read offers without one |
| Fully Underwritten / Verified | Full underwriting done before a property is even chosen — only the appraisal remains | "Quasi-cash" in multiple-offer situations; enables a week-faster close |
Recommendation: get at least a Pre-Approval; if your budget is comfortable and you're targeting competitive listings, upgrade to Fully Underwritten — it tags your offer with near-zero default risk in the seller's eyes.
02Why a lender dares to lend — four numbers
- Credit score (FICO): conventional floor around 620; 760+ unlocks the best pricing tier;
- DTI (debt-to-income): monthly obligations including the new mortgage ÷ gross income; conventional caps run 45%–50%, but under ~36% earns better pricing;
- Down payment & funds: money must sit in your accounts for ~60 days (seasoning); large transfers need documented sources;
- Income stability: 2 years with the same employer is ideal; bonuses/commissions are averaged; self-employed usually needs 2 years of tax returns.
03Five things never to do around pre-approval
- Buy or lease a car (real DTI blowups happen weekly);
- Open new credit cards or run up balances (credit is re-pulled just days before closing);
- Switch jobs mid-process (if you must, coordinate timing with your loan officer);
- Large undocumented transfers (gifts need a gift letter; asset sales need the contract);
- Let balances drop below ~6 months of payments in reserves (required by some programs).
04Your rate isn't set in stone — the knobs you control
- Points: 1 point ≈ 1% of the loan for roughly a 0.25% rate cut — only pays off if you keep the loan 5–7+ years; calculate the break-even;
- Term: 30 vs 15 years — 15-year rates run ~0.5%–0.75% lower with ~40% higher payments;
- Fixed vs ARM: a 5/7/6 ARM starts cheaper — worth it only for short holds or planned refinances;
- How to compare: get 3 Loan Estimates in the same week (the format is legally standardized) and compare APR plus section A/B fees — nothing else is apples-to-apples.
05Three high-frequency traps for Chinese-speaking buyers
- Tax-reported income < actual cash income: common in restaurants and small business. Under-reported income saves taxes but the lender only counts what's on the return — plan your reported income 1–2 years ahead, or consider DSCR/foreign-national channels that ignore personal income;
- Overseas gifts/wire transfers: parental down-payment help is common — you need a gift letter, the donor's statements and a compliant FX path, prepared 2–3 months ahead;
- Max borrowing with no credit history: new immigrants should build 6 months of card history + a small installment, or let the spouse with stronger credit be the primary borrower.
06Keeping your letter alive
Pre-approval letters typically expire in 60–90 days; renewals are quick paperwork. For longer searches: get pre-approved to lock your budget, then upgrade to fully underwritten as you close in on a target. Raises, FX transfers, or a better rate environment — re-issue the letter anytime.
