Beyond Realty collects only what it takes to answer an inquiry, manage a property or process a rental application. We do not sell personal information, and we do not run advertising trackers.
Beyond Realty is a licensed real estate brokerage and property management company operating in Louisiana and Texas, with affiliated companies Beyond Mortgage Lending (mortgage brokerage) and Beyond Realty Builder LLC (construction). For the personal information described below, Beyond Realty is the party responsible for decisions about how it is used.

We collect what you give us, what our systems record automatically, and — only for rental applications and only with your signed authorization — information from consumer reporting agencies.
| Where it comes from | What it includes | Why we have it |
|---|---|---|
| Site forms (rent estimate, buyer/seller intake, loan pre-qualification, contractor quote, realtor referral, viewing request) | Name, phone, email, property address or target city, timeline, and — on the loan pre-qualification form only — the financial details you type in: income, monthly debts and DTI, credit score band, employment type, liquid assets, residency status | To answer your inquiry and prepare an estimate or pre-qualification |
| Owner & Tenant Portal accounts | Email address and a salted, one-way password hash; for owners: properties, statements, rent received, work orders; for residents: lease dates, payment records, work-order messages and photos/video | To run the account you asked us to open and to service the property |
| Rental applications | Government-issued photo ID, proof of income, rental history, employer and landlord references, and — after your written authorization — a consumer credit report and background/eviction search | To make a tenancy decision, as the Fair Credit Reporting Act permits |
| Automatic / technical | IP address, approximate city derived from it, browser and device details, screen size, time zone, language, pages visited, referring site, visit duration, and two anonymous identifiers (one for the device, one for the visit) | To measure which pages serve people and to detect abuse |
| Conversations with us | Emails, call notes, chat-widget messages, maintenance photos and video | To service your property and keep a record of what was agreed |
We do not ask for your full Social Security number through the website. Where a screening provider or lender legitimately needs it, that is collected by them under their own privacy notice, not through this site.
The site uses a deliberately short list:
You can clear or block cookies and storage in your browser at any time. If you block them, the site and its forms still work; only portal sign-in and our visit counts are affected. Because we run no behavioral advertising, there is nothing here to opt out of through the Google or Meta opt-out tools.
We do not sell personal information, and we do not share it with advertisers. It goes only to the parties needed for the transaction or the service you asked about:
| Record | Retention | Reason |
|---|---|---|
| Website inquiries and leads | 3 years from last contact | Sales cycle and dispute resolution |
| Rental applications and screening results | Up to 7 years | FCRA and state record requirements |
| Portal accounts, leases, statements, payments, work orders | Life of the relationship plus 7 years | Trust-account and tax recordkeeping |
| Visit analytics | Detail 90 days, then aggregated monthly totals | Enough to see trends, not to profile anyone |
| Email and phone records | 3 years from last contact | What was agreed, and by whom |
When a retention period ends, records are deleted or de-identified. If you ask us to delete something we are legally required to keep (a lease, a trust-account record, a screening file), we will tell you which record that is, keep only that record, restrict its use, and delete the rest.
Transport encryption (TLS) throughout, passwords stored only as salted one-way scrypt hashes, HttpOnly session cookies that hold no personal data themselves, role-based access for owners, residents and administrators, a least-privilege database account, and rent and deposits held in a client trust account that is never commingled with company funds. Access is limited to the people who need it to service you.
No system is unbreachable. If personal information is acquired without authorization, we follow the Louisiana Database Act (La. R.S. 51:3071 et seq.) and Texas Business & Commerce Code §521.053 — investigating, notifying affected residents and the relevant attorney general within the statutory windows, and telling you what happened and what to do.
Wherever you live, we will honor these requests: access (what we hold about you), correction, deletion, a copy in a portable format, opting out of marketing contact, and withdrawing consent for anything that relied on it. Email sophie.z@beyondrealtyusa.com or call (337) 967-5561; you may write to us in English or 中文.
In the last 12 months we have collected the categories listed in section 2 (identifiers, financial and application information, commercial activity, internet/technical activity) from you directly, from our own systems, and — for rental applications — from consumer reporting agencies with your authorization. We have not sold personal information and have not shared it for cross-context behavioral advertising, so there is nothing to opt out of in that sense. California residents may request to know, delete, correct, limit the use of sensitive personal information, and opt out of sale or sharing; we respond to verifiable requests within 45 days.
Texas residents may access, correct, delete and obtain a copy of their data; opt out of targeted advertising, the sale of personal data, and profiling with legal or similarly significant effect (we run none of the three); and decline processing of sensitive data beyond what is needed for the transaction. We ask consent before processing sensitive data for any other purpose, provide this notice at collection, and complete data-protection assessments before any new higher-risk processing. Appeals follow section 8; if denied, you may contact the Texas Attorney General.
La. R.S. 51:3071 et seq. requires us to tell you what personal information we collect through this site and to protect it. That is sections 2, 6 and 7 of this policy. Louisiana residents are notified of a breach of unencrypted computerized personal information in the time frame the Act requires, with the Louisiana Attorney General informed where the threshold applies.
By submitting a form with your phone number you are asking us to contact you about that inquiry, and you agree we may call or text that number for that purpose. Consent is never a condition of buying, selling, renting, or using any service. To stop calls or texts about marketing, reply STOP to any text or email us. Every marketing email carries an unsubscribe link that we honor within 10 business days, as CAN-SPAM requires. Transactional messages about your own property, lease or application are still sent, because they are part of the service.
For rental applications we obtain a consumer report only after your written authorization. If we take an adverse action based in whole or in part on that report — declining the application, requiring a co-signer, or requiring a higher deposit — we will give you the required notice identifying the consumer reporting agency with its address and phone number, stating that the agency did not make the decision and cannot explain it, and telling you that you may obtain a free copy of the report within 60 days and dispute anything inaccurate directly with the agency.
This site is not directed to children under 13 and we do not knowingly collect their information. If you believe a child submitted information to us, contact the privacy address above and we will delete it promptly.
We market to international buyers and investors, but our operations, servers and staff are in the United States. If you contact us from another country, your information is transferred to and processed in the U.S., where privacy laws differ from those where you live — that transfer is on the basis of your request and, for a transaction, the contract we perform for you. If you are in the EEA, the United Kingdom, Switzerland or China and want to exercise a right under your local law, email the privacy contact and we will respond; we can also delete your inquiry entirely if you prefer.
Web fonts load from Google Fonts (fonts.googleapis.com), which receives your IP address and browser string in the ordinary way a font request works. The portal's payment methods (e-check, Zelle, Apple Pay) and any lender, title or insurance partner you choose are separate services with their own privacy notices — read those before you submit sensitive data to them. Links to external sites are provided for convenience; we do not control those sites.
Our systems do not respond to browser Do Not Track signals, because we do not track you across other companies' websites in the first place — there is no third-party behavioral tracking on this site to switch off. The visit analytics described in section 2 stay inside our own database.
When we change this policy we update the effective date at the top and post the new version here. For a material change — a new category of data, a new kind of sharing, or a change to your rights — we will also say so on the site and, where we have your contact details and the change affects an existing relationship, by email.
This policy describes the practices of Beyond Realty for this website and its portal. It is written in plain language for consumers; a signed management agreement, lease, or buyer/listing agreement contains the binding terms for that relationship.
