Submarkets across Calcasieu Parish
- Charpentier Historic District / Margaret Place — The historic core near downtown and McNeese State - walkable streets and mature oak canopy; the character rental tier
- Prien / Graywood — Larger lots and newer homes south of the lake; Graywood is the golf-course address
- Moss Bluff — Across the West Fork of the Calcasieu - larger lots and newer suburban stock, popular with plant employees
- Sulphur / Westlake — Their own residential centres serving the petrochemical workforce; steady blue-collar demand
- Downtown Lake Charles / Cottage Shops — Smaller units and older stock, closest to the casino district
- Cameron Parish — Sparsely populated and low-lying - direct storm exposure prices the risk in
School districts
Calcasieu Parish School Board serves the whole parish, with Sam Houston, Barbe and LaGrange the main high schools. Quality varies and much of the system was still repairing hurricane damage years after Laura and Delta, so check individual school performance rather than the district average. McNeese State University anchors higher education and adds a student rental tier near campus.
Where tenant demand comes from
Lake Charles runs on two engines. The Calcasieu Ship Channel corridor is one: Phillips 66 at Westlake, CITGO in Lake Charles, the ethane cracker and downstream complex built by Sasol and now under LyondellBasell ownership, plus Westlake Chemical - with Cameron LNG and Venture Global's Calcasieu Pass further south. The other is gaming: L'Auberge Casino Resort and Golden Nugget on the lakefront, Delta Downs in Vinton. CHRISTUS Ochsner Lake Area Hospital and McNeese State round it out. Both engines are cyclical, and both are storm-exposed.
What it costs to hold a rental here
- Calcasieu Parish's effective property tax rate is about 0.54% - roughly $1,053 a year on a $195,000 median home, or about $88 a month
- That is 7.6% of gross rent and puts Lake Charles in the bottom 15% of US markets for property tax - the single biggest advantage here
- Insurance is the offset: wind and hail coverage can be hard to place with private carriers in the coastal parishes, and Louisiana Citizens is the backstop
- Flood insurance is excluded from both standard homeowners and Citizens policies and must be bought separately - price it per flood zone and elevation
What to watch
- The 0.59% rent-to-price ratio fails the 1% rule at median prices; a 20%-down conventional loan at 7% runs roughly negative cash flow on a median home. Below-median or value-add is where the numbers work.
- Hurricane Laura (2020) and Delta (2020) hit six weeks apart; much of the housing stock still reflects that rebuild. Verify roof and repair history, and get wind quotes before you close.
- Rent averages swing wildly month to month - 128 available rentals in Trulia's October sample is a thin market. Use the range, not the average.
