New Iberia is a sub-$160,000 housing market on Bayou Teche, about 20 miles from Lafayette, with roughly 5,600 renter households and a median gross rent of $894. Entry price is the only genuinely attractive variable: Zillow's ZHVI is $139,675, down 3.1% year over year, while the city has lost about 8% of its population since the 2020 census. Rents are rising faster than values, which flatters yield on paper but says more about tenants stretching than about a tightening market. Our 2026 base case is hold. Across 2027–2029 we expect flat-to-negative nominal prices and 2%–3% annual rent growth — not enough to cover insurance, turnover, and thin exit liquidity.

Iberia Parish · Lafayette–New Iberia–Opelousas combined statistical area (New Iberia micropolitan area)
The city counted 13,546 housing units and 11,381 households in the ACS 2020–2024 estimates, of which about 49% rent. That puts the renter pool near 5,600 units; at the $894 median gross rent, annual gross rent citywide runs roughly $60 million before vacancy. Realtor.com showed 308 homes for sale and 31 active rentals in August 2026, and Iberia Parish issued 102 residential building permits in 2025. These are small numbers — a single 20-house acquisition is visibly large in this market.
Price levels are low and have stayed low. NeighborhoodScout's series shows New Iberia home values up just 27.02% over ten years, an annualised 2.42%, with the trailing twelve months at -0.71%. The ACS median owner-occupied value of $158,300 sits well under the Louisiana median of $216,500, and Zillow's February 2026 ZHVI is lower still at $139,675. Supply is not expanding: 102 permits in Iberia Parish in 2025 against 122 in 2023.
Turnover is slow. Realtor.com put median days on market at 80 in August 2026, up 2% year over year, with a 97% sale-to-list ratio — sellers concede about 3%. The rental side is thinner still at 31 active listings. Liquidity, not price, is what makes exit difficult here.

Renter households are 49% of occupied units, above the Louisiana average, and 41% of renter households in Iberia Parish pay at least 30% of income in gross rent. Professional management penetration is low — we estimate about 15% of single-family rentals carry a third-party manager, with the rest self-managed by owners living in Iberia or Lafayette Parish. Institutional single-family ownership is negligible, near 1% of the rental stock.
The unserved gap is the small portfolio owner with one to five houses, typically bought at $60,000–$110,000 in ZIP 70560, who screens tenants by word of mouth and does his own turnover work. That owner is where bilingual leasing, deposit compliance under La. R.S. 9:3251, and disciplined insurance shopping produce measurable value.
Beyond Realty has no dedicated coverage here today; the market would be served out of Lafayette. That distance matters. In a pool where the median tenant is cost-burdened and will leave over a slow repair, maintenance response time is the retention lever, and a 20-mile drive erodes it.
The market is fragmented and thin. Caffery Real Estate, founded in 1977, is Iberia Parish's oldest full-service firm and handles sales plus residential and commercial leasing. National franchises keep storefronts in town — Keller Williams Realty on South Lewis Street, Coldwell Banker on Center Street, and RE/MAX Acadiana, which appears on local rental listings.
Dedicated property management is mostly imported. Big Elephant Property Management markets New Iberia coverage from its Lafayette base, and smaller local operators listing rentals on Kirk Street and East Main Street run portfolios measured in dozens, not hundreds. There is no operator here with the unit count or systems of a Fairfield in Shreveport or a Rod Noles in Alexandria.
Concentration is low and competitive intensity is low — but so is the fee pool. At a 9%–12% fee on an $894 median rent, a 100-door book produces roughly $96,000 a year in management fees. Scale requires covering the whole Acadiana corridor, not New Iberia alone. Our differentiator here is bilingual leasing and compliance discipline, not fee discounting.
Our base case for 2027–2029 is flat nominal prices and 2%–3% annual rent growth. Population is the binding variable: the city has fallen from 28,413 in the 2020 census to about 26,164 by 2026, close to -1.4% a year, and Iberia Parish has shed roughly 4.8% of population over five years. Household formation cannot grow out of a shrinking population, so absorption depends on converting existing vacant stock, which stands at 16%.
Rent has both a floor and a ceiling. HUD's FY2026 two-bedroom Fair Market Rent for Iberia Parish is $905, up 4.4% on FY2025, which supports the voucher segment. But 41% of parish renter households already spend 30% or more of income on rent and median household income is $47,087. Above roughly $1,050 for a three-bedroom, rent runs past what the local wage base clears.
Upside scenario: a sustained Gulf offshore cycle lifts Port of Iberia fabrication and service payrolls, Lafayette demand spills south along US 90, and values stabilise by 2028 with 3%–4% rent growth. That path would justify entry, but it is driven by oil and gas capital spending outside any local control.
Downside scenario: a named storm or a fresh insurance repricing lifts AE-zone carrying costs another 20%–30%, population loss accelerates past 1.5% a year, and ZHVI drifts under $130,000 by 2029 with flat rents. In that path the paper yield survives and the equity does not, and exit requires a price cut.
Hold. The reason is not entry price — at a $139,675 typical value against $894 median rent the gross yield is roughly 7.7% and looks excellent — but the combination of a shrinking population, negative price momentum, very high flood exposure, and a rental pool small enough that one investor moving twenty houses moves the comps. We require a gross yield of at least 11% on a New Iberia acquisition before this risk is compensated.
Buy only if every condition holds: the parcel is FEMA zone X or carries an elevation certificate showing clearance; the full insurance quote, wind plus flood, is confirmed before closing; the property is already leased to a tenant with verifiable income at 35% rent-to-income or better; and the price is at least 20% below trailing ZHVI for the ZIP. Target product is a three-bedroom, 1,100–1,400 sq ft house in the $70,000–$110,000 band.
Do not buy vacant and assume a 60-day lease-up; 16% vacancy and a 31-unit active rental pool make that unsafe. Do not buy below $60,000, where tenant credit and turnover defeat the yield. Do not buy in zone AE or VE. Do not underwrite appreciation — underwrite zero price growth and treat any gain as a bonus.
Exit triggers: population loss above 1.5% a year for two consecutive years; Iberia Parish FMR falling year over year; a 20% or larger increase on your own insurance renewal; or days on market above 120 at list. Any two of those and we reduce the position.
