U.S. Property Types Explained: Single-Family vs Condo vs Townhouse

Practical Guide
Published: October 14, 2026 · 7 views

01Single-Family (SFH) — the American default

  • What it is: a standalone structure on its own lot, fee-simple title including the land — and the most liquid rental asset class;
  • Investor view: highest tenant retention (family tenants stay longer), land drives long-term appreciation, easiest exit. The tradeoff: you carry all maintenance — roof, HVAC, lawn, pest;
  • Best for: long-term holds, or buy-own-live-rent-later. Most Houston and Lafayette inventory and tenant demand sit in this class.

02Condo — convenience traded against HOA risk

  • What it is: you own the unit interior; the HOA manages exterior and common areas for a monthly fee;
  • Investor view: low entry price, outsourced maintenance, possible short-term rental angle (per rules) — but HOA dues eat gross rent directly; always net them out;
  • Three traps: ① rental caps in the CC&Rs (you buy, you can't rent); ② underfunded reserves → four-figure special assessments at any time; ③ financing blocks — HOA litigation or low owner-occupancy can kill Fannie/FHA approval for the whole building.
Before buying any condo: get the CC&Rs (rental terms), two years of HOA financials and reserve ratio, and any pending litigation. Your agent requests these; a refusal is itself your answer — walk.

03Townhouse — the middle path

  • Standalone entry, shared side walls, usually a small HOA. Title form varies — fee simple vs condo-style (walls insured by the HOA): confirm before buying, it decides DP-3 vs HO-6 insurance;
  • Investment profile sits between SFH and condo: low dues, near-SFH tenant demand, mostly self-managed maintenance;
  • Houston's suburbs have abundant new townhome stock — low early maintenance, but note the builder warranty window.

042–4 unit multifamily — live in one, rent the rest

  • Up to four units counts as residential lending: owner-occupied FHA allows as little as 3.5%–5% down while other units pay rent — the classic House Hacking entry for new immigrants;
  • Investor view: multiple cash-flow units per transaction, high management density, efficient per-unit maintenance;
  • Challenges: few quality assets, competition from professional investors, doubled tenant management. Lafayette's duplex stock is actually deeper than Houston's.

06Local notes for the I-10 corridor

  • Houston: massive SFH inventory and suburban new builds — long-term rentals favor single-family; condo/townhome near the Medical Center serves specific tenant pools (energy expats, medical staff) — underwrite building by building;
  • Lafayette: SFH and duplex dominate; stable energy-industry tenants; little HOA stock, so rental caps are rarely a concern;
  • First-buy strategy: tight budget + investor intent → prioritize owner-occupied small multifamily or a compact SFH in a good school district — financing and exit are both smoothest.
