Selling Your Home: 12 Steps from Listing to Closing

Practical Guide
Published: October 20, 2026 · 7 views

01Selling isn't just planting a sign — you're launching a product

Along the I-10 corridor buyers tour 8–12 homes before writing. Your house competes on price, condition, photos and story. Treat the sale like launching a product and both your price and your days-on-market improve. Most negotiation leverage is built before you list, not after.

Mindset: buyers pay for today's net market value, not your purchase price or renovation sentiment. List more than ~10% off the CMA and your home becomes the "comparison" that sells a neighbor's house.

02Six things to do before you list

TaskWhy it matters
PricingRun a CMA (recent 3–6 month comparable sales) and pick a list price, not a wish price
Repairs & curbNeutral paint, fix leaks, clear the yard, deep clean; in humid LA tackle mold and odor first
StagingEmpty homes read smaller — rent furniture or stage; photos drive ~70% of showing requests
PaperworkRoof/HVAC/water-heater age, repair invoices, survey, HOA docs, past inspections
Listing agreementSign an Exclusive Right to Sell; lock commission and term
Pre-inspectionSeller-paid inspection surfaces issues early so you fix on your terms

03How to price

  • CMA: your agent compares same-area, same-type, recent sold prices for a range;
  • Appraisal gap: if the buyer finances and the bank appraises low, who covers the difference — decide your floor now;
  • Wish vs market: listing slightly under your ceiling often triggers multiple offers and nets higher;
  • TX vs LA: Houston inventory swings weekly; small LA towns are illiquid, so overpricing just sits.

04The listing agreement & commission

A Listing Agreement is typically a 6-month exclusive. Commission is the seller's total package, historically split with the buyer's broker (post-2024 rules changed how buyer brokerage is contracted, but the co-broke is still commonly offered by sellers to attract offers). Expect ~5%–6% total; luxury/high-value can be negotiated down. Put the buyer-broker fee in writing.

Post-2024: buyers now sign a written agreement with their own broker, yet sellers still post a co-broke % in the MLS. Put it in the contract addendum, never verbally.

05Marketing the listing

  • MLS: your agent syndicates to Zillow, Realtor.com and more;
  • Photo/video: pro twilight shots sell the LA brick home or the new TX build;
  • Open house: weekend bursts create urgency;
  • Chinese-buyer channels: WeChat groups, Chinese forums and bilingual portals — our bilingual listings reach the U.S. Chinese buyer pool.

06Reading an offer

Don't just look at the price. Judge four dimensions: net price, contingencies, proof of funds, closing date. A clean all-cash, no-contingency offer $10k lower often beats a higher offer loaded with conditions.

Look atWhy
Proof of fundsPre-approval or cash proof — does this deal hold?
ContingenciesLoan, inspection, appraisal, sale-of-home — more = riskier
Closing dateYour move-out and next-purchase timing hinge on it
Extras"Include furniture", "seller pays HOA transfer", etc.

07Negotiating & multiple offers

  • Single offer: counter on price, terms, deadlines;
  • Multiple offers: call for "best and final"; you may ask for a bump or drop a contingency before the deadline;
  • Don't be greedy: one clean cash offer beats three shaky high ones.

08Escrow & the Option Period

Texas has a unique Option Period (1–10 days; buyer pays an option fee for an unconditional right to terminate) — the buyer's inspection/exit window. LA uses a standard Inspection Contingency instead. Keep showing the home until the option expires and the buyer waives termination in writing; only then is the deal truly "locked".

09Repair negotiations

After the buyer's inspection, expect a repair request (Repair Amendment). Strategy: handle or discount major structural/safety items (full roof, active termites, through-foundation cracks); for aged appliances and minor items, a repair credit is cleaner; pure maintenance is usually declined. LA termites and Houston foundations are the usual flashpoints.

10Appraisal & loan contingencies

  • Appraisal: if it comes in low, options are cover the gap (appraisal gap), renegotiate, or the buyer exits on the appraisal contingency;
  • Loan: until "clear to close" the deal can still move — keep communicating.

11Title & title insurance

The title company searches for liens or heirship issues. The seller typically pays for the Owner's Title Policy (one-time, protects the buyer) by custom, though who pays is negotiable. A clean survey and clear title make closing smooth.

12Closing day & capital gains

Signing, funding and key hand-off happen together (or hours apart). Tax note: live in the home 2 of the last 5 years and exclude up to $250k ($500k married) of capital gain; investment property can use a 1031 exchange to roll forward. Foreign sellers trigger FIRPTA withholding (see our Foreign National Mortgage Guide).

Hand-off checklist: transfer utilities, HOA, leave keys and garage remotes, clear personal items, keep closing documents for at least 3 years.
