Rates & Policy
Rate & Policy Changes
- Mortgage Rates: The 30-year fixed rate is around 6.85% (MoM -0.10pct). Investment-property loans typically carry an additional +0.75pct, so cash buyers hold a clear edge.
- Rent Control: Louisiana has no statewide rent control, and the New Orleans city council advanced no rent-cap proposal this month.
- Hurricane Season Reminder: The Atlantic hurricane season runs Jun–Nov each year — verify your insurance covers wind/hail and flood; some ZIPs mandate flood coverage, so confirm renewal 60 days ahead.

60 Days Before Renewal, Negotiate With Data, Not Gut Feeling
Send the renewal notice 60 days early, attached with screenshots and rent comparisons of 3 nearby active listings. Turn the renewal conversation into a 'data conversation' — on average you save a week of vacancy, keep a good tenant, and renewals with a modest increase are easier to accept.
