Rental vs Landlord Insurance: Pick the Right Policy

Landlord Tips
Published: October 17, 2026 · 6 views

01Your owner-occupied HO-3 won't cover a rental

The moment you rent out a former home, the HO-3 effectively lapses — the carrier can deny a claim once it learns of the change of use. A rental must be moved to a landlord policy (DP-3 / Dwelling Fire). This is the most common landlord mistake: assuming "one policy covers forever."

02What a landlord policy (DP-3) covers

  • The building: walls, roof, floors, plumbing, wiring (special form, named exclusions);
  • Liability: if a tenant or guest is hurt on-site and sues, covers legal and damages (usually $100k–$300k — consider an umbrella);
  • Loss of Rents: pays expected rent when the unit is uninhabitable from a covered peril;
  • Still excluded: flood / earthquake typically, buy separately.

03What renters insurance (HO-4) covers

This is bought by the tenant — it covers their personal belongings plus their own liability, and not the building. Landlords should require active renters and be listed as additional insured / interested party to shift risk.

05Liability limits & the umbrella

A landlord's biggest exposure is "bodily-injury lawsuits." The DP-3 base liability of $100k is low; raise it to $300k–$500k and add an Umbrella ($1M–$2M, a few hundred a year) above it. A tenant falling on the stairs or a pool accident can trigger it.

06When Loss of Rents actually pays

Common myth: "a tenant skipping rent" is NOT covered — Loss of Rents only pays when a covered peril (fire / storm) makes the unit unrentable. To guard against non-payment, rely on screening + deposit, not insurance.

07Vacancy & flood clauses

  • Vacancy clause: vacant over 30–60 days, most policies limit or drop coverage (frozen pipes, vandalism excluded). Long vacancy needs a Vacant Property policy;
  • Flood: DP-3, like HO-3, excludes flood — LA / low-lying Houston must add NFIP or private;
  • Airbnb / short-term: occasional rental may still sit inside DP-3, but frequent short-term counts as "commercial" and needs a short-term or endorsement, or claims are denied.

08Multi-unit & short-term specifics

A duplex / fourplex can be covered by one DP-3 across units; but short-term (mostly <30-day) rentals are excluded by most landlord forms and need a commercial or short-term-specific policy. In TX/LA resort towns (e.g., vacation homes) confirm explicitly.

09Three ways landlords save

  • Raise the deductible to $2,500+ (wind/hail separate deductible still applies);
  • Bundle home + auto + multiple rentals with one carrier for multi-policy credits;
  • Earn credits via risk control: smart water valve, new roof, fenced pool — lower liability and water claims.
