The Woodlands rental market: the actual numbers

Monthly rent by bedroom - The Woodlands

Apartment figures come from RentCafe's August 2026 building survey; house figures come from a local property-management survey and run materially higher because The Woodlands' single-family stock skews large and executive.

Villages of The Woodlands

School districts - and the Creekside Park trap

Conroe ISD serves the Montgomery County villages and is the single biggest draw; its FY2026-27 rate of $0.9471 per $100 ($0.6671 maintenance and operations, $0.28 debt service) was adopted August 18, 2026 and is lower than the year before. Creekside Park is the exception: it is in Harris County and Tomball ISD ($1.0558). Creekside also stacks five Harris County units, MUD 386 at $0.43 and ESD 11 at about $0.038 - which is why a $594,500 house pays roughly $12,370 a year there versus about $8,930 in Sterling Ridge. Same list price, about $3,400 a year apart.

Where tenant demand comes from

ExxonMobil's corporate headquarters is here, and its Springwoods Village campus consolidated thousands of employees into the area. Chevron Phillips, Huntsman and other energy operators sit nearby, alongside Memorial Hermann The Woodlands Medical Center and Houston Methodist The Woodlands. Median household income runs about $141,400 and owner-occupancy is 71.7% - the tenant pool skews executive and relocating rather than local, which is why the luxury tier holds up better than the apartment tier.

The Woodlands Market Report

What the The Woodlands rental market is doing right now.

The Woodlands is the tightest rental market we operate in. Median asking rent reached $2,500 in July 2026 with a 12.7% year-over-year increase — the strongest annual gain among the Houston suburbs we track — against vacancy under 4%. Conroe ISD's A+ rating, the Town Center and Waterway amenities, and a deep corporate relocation pipeline keep demand ahead of supply. For an owner, that means pricing power; it also means a bad listing stands out immediately, because the market clears fast.

Asking-rent bands reflect current listings and recently executed leases across our The Woodlands portfolio and public market sources; segment medians are compiled from the two, so treat them as an indicative range rather than an appraisal. Headline market figures: Realtor.com Research (Louisiana, July 2026) and Doorstead Houston-metro market data (July 2026); HUD FY2026 Small Area Fair Market Rents for the Houston–The Woodlands–Sugar Land metro. The cards further up this page blend bedrooms and property types across our own portfolio, so they will not match a segment median exactly — your free rental analysis uses live comparables for your specific address and updates this report monthly. Local Rental Rules

The Woodlands, TX — what owners here actually have to comply with.

State law sets the floor. County, parish, city and private covenants stack on top of it — and in The Woodlands the layer that catches owners out is usually the last one.

How we handle this in practice. The Woodlands rewards precision more than any market we manage. A four-bedroom in the right village with the right covenant clearance leases in about fifty days at $2,900; the same house with a listing that misstates the school district or ignores an approval requirement sits. We verify the covenant position, the MUD line on the tax bill and the school zone before the first photograph.

Regulations change and municipal desks read them differently street by street — always confirm the current requirement for the specific address with the city, parish or county before you rely on it. We run compliance for every property we manage, including registration renewals, annual alarm checks and the paperwork trail that decides a deposit dispute.
