Market Insight
SpaceX's Starbase is set for the marshy coast near Pecan Island in Vermilion Parish: a $100 billion investment, groundbreaking in 2027, first launches in 2029, 3,000 direct jobs averaging $92,600 a year, and almost 10,000 indirect ones.
The housing impact comes in rings.
The core is wetland with almost no residents — land there will surge, but launch noise and shock waves cap residential value, so it will not become a place to live.
The real dividend sits in the first ring: Abbeville and Kaplan, 20 to 40 minutes out. Single-family inventory is thin and engineers and contractors will settle there, so owners are already pulling listings and land asking prices are climbing fast, with home prices and rents rising sharply in the medium term.
In the second ring, Lafayette some 50 miles away, mid-to-high-end and good-school-district homes gain most, while entry-level demand sees only modest appreciation.
Parishes farther from the coast are barely affected.
